  • Organising services provider including cleaning, security and M & E equipment, and supervision of contract workers and staff.
  • Organising and coordinating with appointed contractors to attend to wear and tear maintenance works.
  • Supervising to ensure that all works, including repairs and improvement work by specialist and service contractors, are properly carried out according to terms and conditions of the respective contracts.

Property Management

 
  • Invoicing and collecting management and sinking fund and other levies.
  • Certify all outgoing payments.
  • Monitoring of operating expenditure, current and long-term against income and recommending revisions in maintenance contribution as and when necessary.
  • Assisting in the recovery of service charge arrears and instituting appropriate action upon consultation with the client on persistent defaulters.
  • Presentation of fully dissected monthly and yearly accounts including an arrangement for auditing and submission to BCA.

Financial Management

 
  • Organising and conducting general meetings and council meetings as and when required.
  • Attending meetings with term contractors and keeping proper records of meetings.
  • Attending promptly to all correspondence on behalf of the management council.
  • Maintaining a proper strata roll of the estate.
  • Implement effective feedback handling system to ensure all complaints, queries and suggestions made by subsidiary proprietors or tenants are attended to and to keep a proper record on all complaints made by residents.

Office Administrative

 
  • Liaising with relevant authorities on matters relating to common properties.
  • Keeping client informed of the provision of the Building Maintenance and Strata Management Act (BMSMA) and Land Titles (Strata) Act (LTSA).
  • Recommending and implementing house rules governing the use of the recreational facilities and common properties.
  • Keeping client informed of any change of legislation which concerns the management of the building.
  • Implement a contract review system to keep track of the contract and licenses’ expiry date.e by residents.

Defect Management

Tri Property Asset Management is familiar with defects management. We assist in the coordination of defects management for the common areas including identification and analysis of defects and provide recommendations for appropriate rectification measures in consultation with the relevant consultants and architect.
 

Fire Safety Management

Our team compromises with the Fire Safety Manager who is able to provide up-to-date information/regulations on Fire Safety for the development.
 

Independent Quality

Tri Property Asset Management provides an independent quality inspector for repainting works, our independent Quality Inspector would be able to render their assistance to your estate during the R&R Exercise.
